Contract Length: 6 months - possible extension
Location: Milton Keynes - 5 days per week in the office for the first 3 months - does have the opportunity to work one day from home depending on skill and reliability in the role.

Spinwell is recruiting for a Maintenance Manager for an excellent opportunity within the public sector.
RESPONSIBILITIES OF THE MAINTENANCE MANAGER
- Utilising technical knowledge, leadership abilities, problem-solving skills, and effective communication you will ensure that the properties across the client portfolio are put, kept, and evidenced to the required standard of health and safety and statutory compliance and be the responsible person on all Health & Safety matters related to this service
- Work closely with Asset Maintenance Lead and Property & FM leads in relation to Statutory Compliance planning expenditure in current financial year and provide analysis for future expenditure across 2-to-5-year span. Also provide essential data analysis for Corporate Property Strategy, Building Maintenance Policies and other policies and programmes affecting Corporate Landlord.
- Lead, manage and co-ordinate the technical/operational delivery functions of the responsive repair service, ensuring customer service excellence and achievement of all associated performance and financial targets, utilise computer aided facilities management systems, e.g., Civica, to their fullest effect
- Manage the contracts & contractor relationships that will deliver services outside the scope of the Property Maintenance Technicians; including the work required to specify and procure such services that cover items (but not limited to) as boiler certification, asbestos, Fire Safety, water services, electrical works, security, soft landscaping, and general building works.
- Assess and determine level of risks associated with properties (for repairs to be carried out) based on reports, e.g., asbestos.
- Responsible for effective project managing work/projects which can be longer term (12 months +) that arise from third party contracts ensuring cost effective delivery on time, to a high standard and in budget.
- Manage statutory compliance testing, e.g. Gas Maintenance/servicing ensuring timescales are managed and adhered to and completed tasks appropriately signed-off.
- Responsible for overseeing, inspecting and ensuring that on and off-site record keeping of all statutory requirements is compliant including, but not limited to testing certification, portable appliance testing, fixed wiring, boiler, emergency lighting, fire safety, waste, alarms.
- Using the client financial system (ERP) manage the required purchase orders / Invoices to support the requirements.
- Develop a comprehensive understanding of contracts relating to the client portfolio properties. Manage these contracts in support of the portfolio and further ensure third parties adhere to their requirements and obligations
- Attend and input to customer operational meetings, providing excellent customer service & technical contribution.
SKILLS/EXPERIENCE OF THE MAINTENANCE MANAGER
- A relevant general buildings maintenance / engineering qualification in line with HNC and City and Guilds and/or relevant equivalent experience and Certificate in Construction, Design and Maintenance or a minimum of 5 years in a built environment role.
- Extensive experience of building and occupier Health and Safety Regulations and evidence of identification of issues and remedial actions and demonstrable up to date comprehensive knowledge of the Construction, Design and Management Regulations 2015. ( CDM 2015 ability to complete within 3 months)
- Demonstrable experience of effective project management, both short and longer term, working to and meeting deadlines.
- Extensive knowledge of health and safety issues (ideally NEBOSH qualified) or IOSH Level 3 Certificate in Safety and Health for Business or equivalent (essential).
- Ability to use a wide variety of basic IT packages and the ability to use electronic systems i.e. computer aided facilities management systems, e.g., Civica
- Demonstrable experience of successfully managing Asbestos and Legionella such as NEBOSH, P402 – surveying strategies for asbestos in a building and P405- management of asbestos in a building.
- Previous experience of contract management & delivery including reporting KPI’s.
- Able to travel/drive to sites across Milton Keynes as and when required.
