Spinwell is recruiting for a Commercial Estates Surveyor for an excellent opportunity within the public sector.

 

RESPONSIBILITIES OF THE COMMERCIAL ESTATES SURVEYOR

  • This post requires an experienced general practice commercial surveyor to assist with the strategic management of the Council’s commercial property portfolio.
  • To take full responsibility for managing part of a diverse commercial property portfolio and to undertake a range of associated professional work, including inspections, valuations, lettings, rent reviews, lease renewals, options appraisals and dispute management.
  • To review and monitor property accounts, with a view to maximising rental income, taking corrective action in respect of voids/debtors as necessary.
  • To take responsibility for reporting, managing, and ensuring compliance with any relevant rules and regulations.
  • To ensure the Council’s Health & Safety and Statutory Compliance policies are followed for all commercial properties.
  • To contribute to the development and support delivery of the Council’s Sustainability and Energy Strategy across the Council’s commercial assets.
  • To provide sound professional advice via both verbal updates and formal written reports to property colleagues and directors; other corporate departments; the Cabinet and the elected Mayor.
  • To develop strong and trusted relationships with commercial property tenants, residents and other external stakeholders.

SKILLS/EXPERIENCE OF THE COMMERCIAL ESTATES SURVEYOR

  • Member of the RICS on Valuation or Commercial Property pathways, or currently working towards qualification.
  • Continued professional and personal development
  • Significant commercial property management experience.
  • Undertaking a range of professional work across a variety of commercial properties and sectors
  • Managing complex and contentious matters and implementing imaginative solutions.
  • Track record of negotiating and working well with professional consultants and external contractors
  • Statutory Compliance and Health and Safety requirements and legislation
  • Knowledge of financial, legal and planning processes/regulations in relation to commercial property management in England and other relevant commercial property legislation, case law and codes of practice.
  • An understanding of landlord/tenant issues in commercial property including landlord consents, service charges and claims
  • Excellent spoken and written communication skills. Communication skills are paramount in this role as is the need to be able to communicate diplomatically with many different stakeholders, explain project works to widely differing audiences with widely differing styles and needs, especially external contractors.
  • Ability to negotiate effectively and flexibly.
  • Ability to develop effective working relationships with internal and external contractors.
  • An understanding of the need for excellent customer service and an ability to develop and maintain good working relationships with key staff and all stakeholders.
  • Numerate and able to control significant budgets in line with Council Regulations.
  • Ability to work independently, flexibly and supportively
  • Proven ability to work collaboratively, a team player who contributes to team events and the work of the team as a whole.
  • Ability to keep abreast of relevant changes within the sector and within the Council.
  • Strong interpersonal skills including ability to negotiate, motivate, influence, persuade and build relationships in an enthusiastic and diplomatic way.
  • Excellent time management skills; the ability to plan and juggle a number of tasks and meet deadlines under pressure.
  • Ability to take an innovative approach and solve problems pragmatically and creatively.
  • Confident user, at a minimum of intermediate level, of business software and products - for example cloud based productivity and collaboration suites such as Google Workspace and/ or Microsoft 365. Also experience and practical application of asset management databases and other property information systems.
